1. The plans indicate this is an existing carport that is being converted to habitable living space. Provide a wall and ceiling section of the existing structure and indicate if it is finished in the interior with drywall or other material. If the existing carport is not finished or insulated, provide a wall section for the exterior walls indicating the framing, insulation, and finishes.
2. Provide a interior wall section or framing notes to indicate the construction of the new interior framed walls.
3. Indicate the ceiling heights for all rooms on the drawings. 2018 IRC R305.1.
4. Indicate the energy requirements on the plans for the new windows. Windows are required to have a minimum U factor of .40 and a SHGC of .25. 2018 IECC table R402.1.2.


MECHANICAL REVIEW COMMENTS:

1. Indicate how the new habitable rooms will be heated, only an air conditioner is shown on the drawings in the bedroom and living area.


ELECTRICAL REVIEW COMMENTS

1. Update the electrical notes to indicate smoke detectors will be installed in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedrooms. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
2. Indicate carbon monoxide detectors will be installed in the new addition and existing house. Update the electrical notes to indicate carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
3. indicate a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
