A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The front street perimeter yard setback dimension is not readable. 2. Provide a dimension from the center line of Lee to the south property line and a dimension from the center line to the face of curb. Based on Paving Plan I-65-087 found at: https://www.tucsonaz.gov/apps/maps-and-records/construction-plans/details/I-65-087, the distance from center line of Lee to the south property line is 35’-0” and center line to the face of curb is 18’-0”. 3. Based on the dimensions above it does not appear that the proposed expansion and porch will meet the required 20’-0” front street perimeter yard setback. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Items built without permit (carport) may require alteration or improvement for code compliance with the 2018 IRC, R105. SECTIONS - DETAILS: 1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. PLUMBING PLANS: 1. Show a vent for the kitchen sink, P3114. ELECTRICAL PLANS: 1. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart. 2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show wall insulation.
