Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1. BUILDING REVIEW COMMENTS: Denied 1. General comment- The sheet index noted on sheet G001 should be updated to match the set. S104 is not indicated in the index, and the electrical sheet numbers do not match. 2. On the Community Building floor plan on sheet A101, door 110b does not appear to have the required 12” side clearance for accessibility from the accessible restroom unit 110 to the children’s room 109 if this door is to have a closer and latch. Clarify if this door is to have a closer and a latch, the door schedule was indicated on sheet A601 however the hardware schedule was not found. 3. Community Building floor plan on sheet A101 indicates there are doors swinging into corridor 111 from the storage, utility, and laundry area that block the width of the corridor. Doors when fully opened shall not reduce the required means of egress width by more than 7”. Doors in any position may not reduce the required width by more than one half. 2018 IBC 1005.7.1. Indicate the required width of the clear egress path and the door swings for corridor 111 on the drawings. (If the intention is for the doors to swing open a full 180 degrees and lay flat on the walls, please relocate the fire extinguisher cabinet so it will not be covered by the door for the storage room 117 if fully opened.) 4. The Residence Units floor plan sheet A103 indicates there are windows in the kitchen at the front doors to the units. These windows appear to be within three feet of each other and not in compliance with the required separation distance. The drawings indicate the wall on the entry porch area is not a full height fire wall. Provide a dimension to verify the required separation distance. 2018 IBC table 705.8 5. Provide additional information on the exterior fabric shade for the Residential Units that are indicated on the reflected ceiling plans sheet A108. This will connect the buildings just below the clearstory windows. Provide information on the fabric shade and indicate how it will meet with the required fire separation of the buildings for projections. 2018 IBC 705.2. MECHANICAL REVIEW COMMENTS: Denied 1. Provide make up air for laundry room in an approved manner, if the HVAC unit is providing make up air then it shall be interlocked to the dryers and noted as such sheet M101 (IMC2018,504.6) 2. All HVAC unit's shall be labeled on the mechanical HVAC Plan (e.g. AC-1, AC-2 etc.). sheet M101 (IMC2018,106.3.1) 3. Exhaust method ventilation shall operate continuous at all times. you are not clear when you say that there is an on/off switch for the bathroom exhaust fans, that you are using for ventilation of the units on note 5, tenants shall not have the option of turning the ventilation off. sheet M201 (IMC2018,405.1) ELECTRICAL REVIEW COMMENTS Denied Legend Sheet names on Cover sheet G001 do not correlate with actual sheet names. E002 SINGLE-LINE DIAGRAM: Feeder for Distribution board XB is undersized. Feeders for Panels AC, BA, BB, BC, and BD are undersized. Main Distribution Panel not clearly identified/named. E201 POWER AND OUTLET PLAN – COMMUNITY BUILDING - LEVEL 1: Description of distribution boards cut off by CAD. Background rooms looks significantly different than what is shown on the Electrical site plan. PLUMBING REVIEW COMMENTS: DeniedFirst Plumbing Review: 1). Plan Page A104 doesn't illustrate the gutter downspout locations for the 535 square foot roof. -IPC 106.3.1, 1106.3 2). Both larger roof areas on plan pages A104 & A201 are missing the 2nd secondary scupper for the second primary shown. -IPC 1108 3). Community Bldg. Plan pages P101.1 & P104.1 will need to show lint interceptor(s) for the washing machine discharge. Due to multiple washers doesn't meet exception. -IPC 1003.6 4). Community Bldg. kitchen sinks need to discharge thru grease interceptor. -IPC 1003.1 5). P17 washers on plan page P104.1 can't connect with double sanitary tees. -IPC 706.3 6). Add Gas piping sizing table used to plan page P104.5 -IFGC 402.4 7).
