This site is located in the R-2 zone (UDC 4.7.9). A duplex w/sleeping quarters is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The perimeter yard setbacks shown on the plot plan are not correct. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone, Res Use to Res Zone the required perimeter yard setback is based on 6’-0” or 2/3 (H) = Height of the proposed exterior building wall, great of the two, as measured from design grade to the highest point of the wall. As the only dimension provided, 22’-4”’ is to finished floor Zoning has added 6” to determine perimeter yard setback requirements. Based on a wall height of 22’-10” the required perimeter yard setback to the north property line is 15’-3”. As the building walls are not parallel with the lot line the setback can be averaged, see UDC Article 6.4.5.B.5. Show the correct setbacks on the plan. 2. Clearly demonstrate that the proposed sleeping quarters does not exceed the allowed height per UDC Article 6.6.3.D. 3. For the proposed sleeping quarters to be considered a sleeping quarters it is only allowed to have and under-counter refrigerator. Cleary demonstrate that the refrigerator is an under-counter refrigerator on the plan. 4. The sleeping quarter shall not have a separate electrical meter. 5. The proposed work within the Richey Blvd right-of-way will require a right-of-way use permit from the Department of Transportation & Mobility. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Each dwelling unit with kitchen requires a separate Pima County assigned street address, R319. Notate each dwelling address on the site plan. SITE PLAN: 1. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please do not ask for an exception if there are native plants on site. By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS). Provide calculations and designate NUOS on the plans.
