STRUCTURAL REVIEW COMMENTS:

1. Update the structural design criteria on sheet A3 to indicate that the structure was designed for a basic wind speed of 115 mph and a seismic design category B. 2018 IRC table R301.2(1) as amended.


BUILDING REVIEW COMMENTS:
Denied
1. Indicate that the 1 hour fire rated wall between the two units extends up though the attic area to the underside of the roof sheathing OR indicate the ceiling is protected by a minimum of 5/8” type X fire code drywall. 2018 IRC R302.3
2. Indicate the location and size of the attic access point on the drawings for both units. 2018 IRC R807.1.
3. Clarify the size of the accessible interior doors. The plan indicates a 2’8” door however a minimum of 32” is required between the face of the door and the stop of the frame with the door open 90 degrees. A typical 32’ door rough opening will not make this clearance.
4. Provide a minimum clearance for the door for bedroom #2, the closet is in the way and doesn’t provide a minimum of 60’ approach if these areas are meant to be accessible.
5. Provide a detailed floor plan for the bathroom indicating the turn around space and door clearance if this area is to be accessible.
6. Provide a landing outside of the front door that is a minimum of 36” deep in the direction of travel and at least as wide as the door it serves. 2018 IRC R311.3. Show a sidewalk or other means of access to the front door on the site plan.
