Revise the provided lot coverage calculation. Lot coverage includes the area of the site occupied by buildings, outdoor storage areas, and vehicular use areas (improved and unimproved). 2. Clarify if the existing porch at the rear of the residence is being demolished. 3. Three detached accessory structures as well as an interior fence appear in aerial photography beginning around 2014. No permits can be found for this construction. Either provide permit documentation with your next submittal or include the accessory structures and fence within this permit's scope of work. 4. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Indicate in the drawings the designed live and dead load for the new addition. Indicate that the structure was designed for a basic wind speed of 115 mph and a seismic design category B. 2018 IRC table R301.2(1) as amended. 2. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318. BUILDING REVIEW COMMENTS: Denied 1. Clarify the dimensions indicated in bedroom #3, when added up the length is greater than the 14’ indicated on the exterior of the structure. 2. Indicate the overall clear ceiling height on the drawings for the addition. A minimum of 7’ is required. 2018 IRC R305. 3. Note on the drawings that all work will be done in accordance with the adopted codes and ordinances of the City of Tucson. 4. Indicate the energy requirements on the plans for the new windows. Windows are required to have a minimum U factor of .40 and a SHGC of .25. 2018 IECC table R402.1.2. 5. Indicate a stoop or landing outside of the new living room doors. Every exterior door shall have a landing that is a minimum of 36” wide in the direction of travel and at least as wide as the door it serves. 2018 IRC R311.3. MECHANICAL REVIEW COMMENTS: Approved ELECTRICAL REVIEW COMMENTS Denied 1. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12 2. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 3. Note on the drawings that smoke detectors will be installed in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedrooms. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 4. Note on the drawings that carbon monoxide detectors will be installed in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
