STRUCTURAL REVIEW COMMENTS:

1. Indicate in the drawings that the structure was designed for a basic wind speed of 115 mph and a seismic design category B. 2018 IRC table R301.2(1) as amended.
2. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318.


BUILDING REVIEW COMMENTS:
Denied1. Note on the drawings that all work will be done in accordance with the adopted codes and ordinances of the City of Tucson.
2. Indicate the energy requirements on the plans. Correct the note located on sheet A0.9 B that appears to indicate R19 at the ceiling. The new exterior walls are required to be a minimum of R19, and the ceiling is to be R38 unless it meets the exception to allow for R30. Windows are required to have a minimum U factor of .40 and a SHGC of .25. 2018 IECC table R402.1.2.
3. Indicate how the required corner bracing will be done that is in compliance with the 2018 IRC R802.10 in the northwest corner adjacent to the new French doors.
4. Provide an existing floor plan, it is unknown if the bathroom is already there and is being renovated or if this area was part of another room.

ELECTRICAL REVIEW COMMENTS

1. Indicate the location of the sub panel B on the drawings. Provide information on the size of the main electrical service and provide a panel schedule for the main service that shows it is sufficient to accept the new load.
2. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12
3. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
4. Note on the drawings that smoke detectors will be installed in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedrooms. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
5. Note on the drawings that carbon monoxide detectors will be installed in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.


PLUMBING REVIEW COMMENTS:
Denied
1. Clarify the plumbing fixtures for the house, it is unknown if these are existing fixtures that are being relocated or if additional fixtures are being added. If these are new fixtures provide a fixture count for the house indicating compliance with the IPC.
2. Provide information on the material and install requirements for the new water and sewer lines on the drawings.
3. Indicate if the new fixtures will be tied to an existing water heater or if a new water heater will be provided. Show the location of the water heater on the plans.
4. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are noted in the general plumbing note at 1.6 gallons per flush or less, however add notes for the showerheads and faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
5. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
6. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4.
