This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. The proposed detached garage exceeds the allowed 50% of the gfa of the principal structure, As shown on the plans a Board of Adjustment for Variance is required and will need to be submitted and approved prior to approval of this plan. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Contact of the Board of Adjustment is Mark Castro at Mark.Castro@tucsonaz.gov. An option to avoid the Variance process is would be to connect the garage to the existing residence with a roofed structure, minimum 5’-0” wide and can support a 20 lb. live load, support a fire person walking across it.

2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-10” shown on the south elevation the required perimeter yard setback to the west property line is 7’-3”, proposed is 6’-2”. Depending on how comment 1 is addressed will determine how the setback issue is dealt with. If the garage remains as a detached accessory structure and you elect to go through the Variance process the reduced setback can be included in the Variance. If you elect to connect the garage to the existing residence and the setback remains at 6’-2” a Design Development Option (DDO) will need to be processed and approved to reduce the setback. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 3. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, and provide a correct lot coverage calculation.
4. The property dimensions provided on the plan are not correct. Review the Citation Park Lots 209 Thru 457 final plat found at: https://www.tucsonaz.gov/apps/maps-and-records/subdivisions/details/1894, and provide the correct dimensions.

5. Based on aerial photos there is a shed type structure located along the east property line that shows up some time after 2015. If this structure is still on site show it on the plan, provide perimeter yard setback dimensions and include it in the lot coverage calculation. If this structure does not meet the minimum perimeter yard setback of the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing the interior property line (Table 6.3-2.A) at a minimum a neighbor’s setback waive must be obtained. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
