This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). 1. This comment was not addressed correctly. Per UDC Article 6.4.3.B.3.b b. Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved is included in the lot coverage, Revise the lot coverage calculation. Review UDC Article 6.4.3 and the lot coverage calculation example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, and provide a lot coverage calculation on the plan. 2. Based on the square footages provided the proposed accessory structure exceeds the allowed 50%. A Board of Adjustment for Variance will be required to permit this structure. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Clearly demonstrate on the plan that the requirements of UDC Article 6.6.3.e are not exceeded, “The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure.
