This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. COMMENT: Review UDC Article 6.4.3 and the lot coverage calculation example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, and provide a lot coverage calculation on the plan.

2. COMMENT: Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide wall dimensions from design grade to the highest point of each exterior wall of the proposed addition on the elevations so that perimeter yard setback requirements can be determined.

1. Smoke detectors shall be installed in the existing house in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
2. Carbon monoxide detectors shall be installed in the existing house outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
3. Provide an additional receptacle by the window to the west of the new double door where the spacing exceeds the maximum allowed.
