PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. An enclosed Patio Cover requires a minimum of 65% opening on the longer and one additional wall, AH102 for qualification as a sunroom and exclusion from a heating provision. Provide heating facilities in all habitable rooms, R303.9.

SECTIONS - DETAILS:

1. Update the location of keynotes on the elevations.
2. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. This dimension is required in addition to the 4” weep screen clearance for a compliant foundation and floor height. A foundation stem for achieving the 6” clearance between framing and ground (R317.1 item 5) may be required.
3. Show wood framing members resting on concrete as pressure treated, R317.1 item 2 Provide treated sill plates bearing on concrete slabs, R317.1 item 3.
4. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.2. Provide notation if the smoke alarms are existing or proposed.
2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
