This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. COMMENT: Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 2. COMMENT: Show all structures that are on the parcel on the plot plan. There are what appears to be two (2) sheds along the northwest property line. The northern most shows up on aerial photos after 2020. Zoning was not able to find approved compliance review documents or approved permit documents for this structure. As this structure does not meet perimeter yard setback requirements to the northwest property line at a minimum a neighbor’s setback waive must be secured for it to remain as located on site. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. Complete construction plans are required for processing a building permit. The plans should show necessary structural changes for achieving building code compliance, 2018 IRC. SITE PLAN: 1. Indicate the location of buildings and any utilities supporting or effecting the proposed structure. FOUNDATION PLAN: 1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show rebar reinforcement with 3” clearance from earth, R403.1.3.5.3. Provide ½” anchor bolts with 7” embedment, R403.1.6. SECTIONS - DETAILS: 1. Show the Post Section Detail with #4 rebar in the footing, R403.1. 2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1. 3. Show roof (uplift resistance) rafter fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 4. Show the beam with bearing contact to a wall top plate structure with foundation, R502.6 & R802.6. Identify the connection fastener for the beam to bearing wall. ELECTRICAL PLANS: 1. Show any overhead service conductor with an 8-foot clearance above the roof, E3604.2.1 or relocate the service panel from under the roof. The service line change or a new panel location must be coordinated with TEP for approval.
