BUILDING REVIEW COMMENTS:

1. Clarify if the new pre-engineered shade canopy will be part of this permit, the project description only indicates the garage conversion. If this is to be part of this submittal, provide information on the canopy and any concrete or anchoring requirements.
2. Note on the drawings that all work will be done in accordance with the adopted codes and ordinances of the City of Tucson.
3. Provide the minimum glazing requirements for the new habitable room on the drawings. All habitable rooms shall have an aggregate glazing area of not less than 8% of the floor area of the room. 2018 IRC R303.1.
4. Indicate how the requirement for ventilation will be achieved. Natural ventilation shall be provided with the openable area to the outdoors not less than 4% of the floor area or the room must meet one of the exceptions allowed. 2018 IRC R303.1.
5. Indicate the energy requirements on the plans, only the new exterior infill wall is noted to be a minimum of R13. Indicate if the existing ceiling is already insulated to the minimum requirements for habitable space. The ceiling is required to be to be R38. Windows are required to have a minimum U factor of .40 and a SHGC of .25. 2018 IECC table R402.1.2.
6. Indicate on the wall section that the new 2x4 bottom plate shall be pressure treated for direct contact with the existing concrete.

ELECTRICAL REVIEW COMMENTS
Denied
1. Provide an electrical plan that shows the outlets to be installed, only the lighting was indicated. Outlets are required to be installed per 2017 NEC 210.52(A)(1).
2. Indicate the location of an existing exterior outlet that is within 25’ of the new condenser unit for the servicing of the unit or indicate a new outlet will be provided. 2017 NEC 210.63.
3. Indicate the location of an existing exterior light at the exterior door or indicate a new one will be provided. 2017 NEC 210.70.
4. Note on the drawings that the new can lighting installed in the existing ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66
5. Note on the drawings that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
6. Note on the drawings that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12
7. Note on the drawings that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
8. Note on the drawings that smoke detectors will be installed in the existing house if not already there. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedrooms. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
9. Note on the drawings that carbon monoxide detectors will be installed in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.



PLUMBING REVIEW COMMENTS:
Denied1. Indicate if the new sink fixture will be tied to an existing water heater or if a new water heater will be provided.
2. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to 1.6 gallons per flush or
less, faucets are to not exceed 2.5 gallons a minute. Ordinance 7178.
3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the
2018 IRC P2503.5 prior to concealing.
4. Note on the drawings that all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4
