Sheet A1 – Provide detailed description of work to clarify scope of work in each suite. Sheet E3 shows suites 101, 103, 107, 105, 109, 111. What are scopes for each suite? Please coordinate scope in all drawings. This interior remodel shown as CHANGE OF OCCUPANCY per 2018 IBC Chapter 2 definition – i.e. change of occupancy classifications (e.g. Mercantile (M) to Factory (F-2) and Business (B) to Residential (R3)). 2018 IEBC section 1011.1.1 requires compliance with
Sheet A1 – Filed application is for suite 103 restaurant, 1st submission plan showed “101, 107, 111” then 2nd submission shows “101, 103, 105, 107 and 111.” The scope is increasing so provide application that matches the scope of work. Designer response letter address stated “#101, 107, 111” without 105 and 107. Clarify the scope of work for this permit and provide reference of separate permits.
Sheet A1 – Which provision of mixed-use occupancy is this design per 2018 IBC section 508? Is it 508.4 i.e. separated occupancies? Identify the provision in item 2 of code review.

Sheet A2 – Suite 103 states “R-3 LOWER LEVEL APARTMENT” while apartment occupancy group is R-2. Is this existing apartment? Sheet P2 shows existing sink while missing from this sheet. Identify the existing bedrooms. Please coordinate all drawings to clarify scope of work.
Sheet A3A – Provide occupancy load calculation per each occupancy and area using occupancy load factor per 2018 IBC table 1004.5. Areas of each occupancy group missing.
Sheet A3A – Provide UL number for “2 HOUR 2 LAYERS 5/8” DRYWALL OVER 2X6 @16” O.C.” Provide this wall assembly wall detail. This doesn’t match with 1/A3A.
Sheet A3 – Per 2018 IBC table 508.4, 2 hours fire separation is required between occupancy A and R. Identify all the fire barrier walls in life safety plan.
Sheet A3 – Per 2018 IBC table 508.4, 2 hours fire separation is required between occupancy F-2 and B. The business occupancy (Salon) shows no protection. Identify all the fire barrier walls in life safety plan.
Sheet A3 – Show locations of portable fire extinguisher per 2018 IBC section 906 still missing.
Sheet A3 – Egress shall not pass through kitchens or storage space per 2018 IBC 1016.2.

Sheet A7 – Provide complete new reflected ceiling plan. Show ceiling heights that complies with 2018 IBC 1003.2. Reflected ceiling plans of residential area and 2nd floor office are not shown.


MECHANICAL REVIEW COMMENTS:

Sheet M1 – Label all rooms including 2nd floor office. Sheet A3 shows change of occupancy at 2nd floor from residential to office for restaurant, and coordinate scope of work with Architect. How is the 2nd floor new office ventilated?
Sheet M1 – Show ventilation/exhaust system of the new walk-in cooler. No mechanical system shown. No walk-in cut sheets were provided. Sheet AS1 door opening does not match plan.
Sheet M1 – Show open brewery and hallway dimensions to verify open space for natural ventilation. Sheet A4 shows brewery space 390 SF while Sheet M1 shows 744 SF (354 SF hallways?) to clarify accuracy, please dimension to show open space area (SF).

Sheet E1.0 – Suite 103 shows “NO WORK THIS AREA” but new kitchen counter for residence is shown. Provide dwelling unit receptacle outlets per 2017 NEC 210.52. Identify all outlets in panel schedule.
Sheet E3.0 – Identify the use of each existing wire way meters. One line diagram shows suite 105 P3 as apartment while Sheet A3 shows 105 as new office space for restaurant. What are uses for 101 and 103 (P1 and P2)?

Sheet P2 and P3 – New fixtures such as floor sink P-4 in the kitchen are not connected to grease line/interceptor per City of Tucson Amendment 2018 IPC section 1003.3 Grease interceptors. Provide location and size of grease line and grease interceptor. “Fixtures to be connected to grease interceptor located within the kitchen area – floor sinks and hand wash sinks. Provide grease interceptor exception from City of Tucson Amendment 2018 IPC regarding exception to proving menu, prepackaged pastries and snacks and using disposable dishware.
