06/20/2022 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet A-0.0; Plumbing Fixture Calculations: Please indicate on this sheet that per the IBC Section 2902.2(4), separate facilities shall not be required in B Occupancies in which the maximum occupant load is 25 or fewer. Therefore, only a single mixed occupancy restroom is required. 2. Sheet A-0.2; ADA Restroom Mounting Details: Please indicate a vertical grab bar on the side wall of the water closet per the 2009 ICC/ANSI Figure 604.5.1. 3. Sheet A-3.0; Existing Restroom Elevation 1: See Comment 2. 4. Previous Comment; Sheet 2; Floor Plan: Note 7 indicates a new kitchen exhaust hood. Please provide structural calculations indicating the existing roof structure is capable of safely supporting the new hood load. In addition, provide structural details to indicate how the new hood is supported from the existing structure. All calculations and details shall be sealed, signed, and dated by a registered design professional. 5. General: Please provide written responses to all review comments. |
06/23/2022 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. The mechanical plan shows high velocity diffusers for the make-up air system in close proximity to the face of the Type I hood. Verify that the location and type of make-up air outlets complies with the hood manufacturer's installation instructions and does not reduce the effectiveness of the exhaust system. Reference: Sections 304.1 and 508.1, IMC 2018. 2. Schedule the make-up air unit for the Type I hood and show the installation of the unit and its ductwork on the drawings. Include the make-up air unit in the Air Balance Schedule. Note that evaporative cooling systems that do not include water recycling or reuse systems are prohibited by the Arizona Revised Statues, ARS 45-313. Reference: Sections Section 304.1 and 508.1 IMC 2018. |
06/23/2022 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Show the location of the gas meter on the plans. Reference: Section 107.2.1, IBC 2018. 2. Show the location of the gas meter on the plans, including any existing gas-fired appliances. Reference: Section 107.2.1, IBC 2018. 3. Clarify the connected loads or input ratings for each appliance. Southwest Gas, the local gas utility provides natural gas with an energy content of approximately 1,000 BTU per cubic foot. Reference: Section 402.1, IFGC 2018. 4. Provide a metering faucet for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 5. Coordinate the Equipment Schedule on A-2.0 with the plumbing design. Existing equipment on the Equipment Schedule is shown as new in the plumbing design (e.g. the prep sink, the grease interceptor, and the water heater). The Equipment Schedule states that the existing water heater is gas-fired but the plumbing design calls for an electric water heater. Oddly enough, the Equipment Schedule calls for both the existing hydromechanical grease interceptor and the new tea dispenser to be gas-fired. Reference: Section 107.2.1, IBC 2018. 6. The minimum capacity for a hydromechanical grease interceptor shall be 25 GPM and 50-pounds of grease storage. While the Plumbing Equipment Schedule calls for a new hydromechanical grease interceptor with a 25 GPM flow rate and a 50 pound grease capacity, the Hydromechanical Grease Interceptor Calculation calls for a 50 GPM flow rate and a 100 pound grease capacity. Also, the waste & vent plan on P-2.0 shows the hydromechanical grease interceptor as existing, not new. Please clarify; if it is new, show all waste and vent piping. Reference: Section 1003.3, IPC 2018, as amended by the City of Tucson and Section 107.2.1, IBC 2018. |
06/23/2022 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | 1. Provide the size of the water meter serving this suite, the size of the backflow preventer associated with the water meter, and the total water demand served by the water meter. Reference: Section 107.2.1, IBC 2018. 2. Include the pressure drop associated with the reduced pressure backflow prevention assembly in the water pressure calculation. Reference: Section 107.2.1, IBC 2018. |
