Provide a plot plan that meets the requirements found within this example link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. Specific requirements are found on page 2 of the above link. 2. Provide elevations with your next submission to verify height and setback requirements. 3. Per UDC Table 6.3.2-A, the minimum required side and rear perimeter yard setbacks are the greater of 6'-0" or 2/3 the height of the proposed exterior building wall. Setbacks from the patio cover to the south and east lot lines were not provided and may not be being met. A Design Development Option (DDO) may be utilized if the construction does not meet required setbacks. A Board of Adjustment variance is required if the construction is less than one foot from the property lines. At a minimum, the DDO must be submitted and approved to reduce the required setbacks. The DDO application and its requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. The DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type "Zoning Administration." This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Indicate the location of buildings and any utilities supporting or effecting the proposed structure. FOUNDATION PLAN: 1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show rebar reinforcement with 3” clearance from earth, R403.1.3.5.3. Provide ½” anchor bolts with 7” embedment, R403.1.6. FRAMING PLAN: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1. SECTIONS - DETAILS: 1. Show the Post Section Detail with #4 rebar in the footing, R403.1. 2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1. 3. Show roof (uplift resistance) rafter fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 4. Show ledger fasteners with stucco removal between wall studs and ledger. 5. Show the rafters with bearing contact to a wall top plate structure with foundation, R502.6 & R802.6. Replace the rafter connection to fascia or provide a registered Arizona engineer design analysis with seal. ELECTRICAL PLANS: 1. Show the overhead service conductor with an 8-foot clearance above the roof, E3604.2.1 or relocate the service panel from under the roof. The service line change or a new panel location must be coordinated with TEP for approval.
