Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Include the proposed live and dead loads for the new structure on the drawings. 2. Indicate that new construction has been designed to withstand a minimum wind speed of 115 mph and Seismic Zone B. 2018 IRC R301.2(1). 3. Clarify why the lintel detail 7 indicates the size for over the garage door, it appears only a door and window are part of the new construction. BUILDING REVIEW COMMENTS: Denied 1. Note on the drawings that all work will be in accordance with the 2018 IRC and the adopted codes of the City of Tucson and Pima County. 2. Show the layout of the exiting house and walls (to show how the new addition connects to the existing structure). 3. Note on the foundation plan or details that the area under the slab and new footings is to be treated for termites prior to the placing of the concrete. 2018 IRC R318. 4. Note on the details that all wood that is in contact with the CMU and/ or concrete will be pressure treated. 5. Note on the plans that fire blocking will be installed in all walls and concealed spaces prior to covering. 2018 IRC R302.11. 6. Note on the plans the energy requirements for the new windows. A maximum U factor of 0.40 is required with a maximum SHGC of 0.25. 7. Indicate if the new CMU walls will be furred out in the interior with 2x4 wall studs to accept the insulation and the electrical or will this be a simple concrete mass wall as defined by the code. 8. Note on the drawing that a minimum of R13 insulation will be provided in the walls (or R4 if using the concrete mass wall). 2018 IECC table R 402.1.2. 9. Correct the fireplace details for the overall depth of the hearth extension to indicate a minimum of 16” deep if the opening is < 6 sf, or 20” deep if the opening is >or = 6 sf. Based on the drawings, the opening is 32x28 which is 6.2 sf so the 20” would be required. 2018 IRC R1001.1. 10. Correct the fireplace detail to indicate the fresh air intake will be located in the back or side of the fire chamber, not in the bottom, and at the level of the hearth. 2018 IRC R10006.5. MECHANICAL REVIEW COMMENTS: Denied Note in the mechanical notes that all new ducts shall be sealed. 2018 IRC M1601.4.1. ELECTRICAL REVIEW COMMENTS Denied 1. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 2. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, offices, hallways, and similar areas will be ARC fault protected. 2017 NEC 210.12 3. Clarify the outlet spacing for the new den and provide addition outlets on what was the exterior kitchen wall that is now part of the room. 2017 NEC 210.52(A)(1). 4. Note that the new can lighting installed in ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 5. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 6. Note on the drawings that the new exterior light will be shielded as required by the exterior lighting code. 7. Indicate the location of the smoke detectors for the entire house including the existing area. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. Note on the drawings that all smoke detectors shall be hard wired with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 8. Indicate the location of carbon monoxide detectors. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall be hard wired with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
