The actual construction date may be earlier. Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Include the proposed live and dead loads for the new structure on the drawings. 2. Indicate that new construction has been designed to withstand a minimum wind speed of 115 mph and Seismic Zone B. 2018 IRC R301.2(1). It is unknown if the existing roof was designed to these criteria and all new work must be in accordance with the current code. 3. Provide information on the drawings that indicate how the structure will comply with the required corner bracing on the drawings. 2018 R602.10. 4. Clarify the note on the drawings, it appears that there is an existing truss roof over the bedroom that is being removed and the new 2x10 roof rafters will be installed? 5. The existing floor plan indicates an existing beam that is between the kitchen and the dining room that the opening is being enlarged. Provide information on this area including if the existing wall is a load bearing point for the beam. 6. Show or note the construction for the new wall between the new washer/ dryer and countertop in the dining area. BUILDING REVIEW COMMENTS: Denied 1. Note on the foundation plan or details that the area under the slab and new footings is to be treated for termites prior to the placing of the concrete. 2018 IRC R318. 2. Note on detail A and C on sheet 2 that the 2x6 and 2x4 bottom plates that are in contact with the concrete will be pressure treated. 3. Note on the plans that fire blocking will be installed in all walls and concealed spaces prior to covering. 2018 IRC R302.11. 4. Note on detail G sheet 2 the energy requirements for the new windows. A maximum U factor of 0.40 is required with a maximum SHGC of 0.25. 5. Clarify the ceiling insulation type (foam, batt, etc.) in the details F, H, and I on sheet 2. A typical R38 batt will not fit into 2x10 framing. A minimum of R30 is required per the exception of less than 500 sf of new space per the 2018 IECC for areas without attics. MECHANICAL REVIEW COMMENTS: Denied 1. Clarify if there are any new gas piping as part of this submittal. It is unknown if the new dryer or the new mini split are only electrical. If there is new gas, provide a BTU schedule for the house and indicate the new piping on the plans. 2. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. ELECTRICAL REVIEW COMMENTS Denied 1. Provide an electrical panel schedule for the house including the size of the existing service. Show where the new circuits are being added including the new mini split and new laundry. 2. Indicate a new separate dedicated 20-amp circuit will be provided for the new bathroom that will serve no other rooms. 2017 NEC 210.11 (c). 3. Indicate the electrical changes for the new washer/ dryer and countertop area in the dining room, the existing bathroom lighting and outlet most likely will require reconfiguration. 4. Provide countertop outlets for the new counter area in the dining room. They shall be spaced so that no point along the countertop will be greater than 4’ form an outlet. These do not have to be GFCI since there is not water source but will be required to be ARC fault protected. 2018 IRC E30901.4 5. Indicate the location of an existing exterior outlet that is within 25’ of the new mini split unit for the servicing of the unit or indicate a new outlet will be provided. 2017 NEC 210.63. 6. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 7. Update the smoke detector notes on sheet 1 and 2. Indicate the location of the smoke detectors for the entire house including the existing area. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. Note on the drawings that all smoke detectors shall be hard wired with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 8. Indicate the location of carbon monoxide detectors. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall be hard wired with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. PLUMBING REVIEW COMMENTS: Denied 1. Clarify if the existing water service is sufficient to accept the new plumbing fixtures. Note the required water pressure requirements for the fixtures on the drawings. 2018 IPC 604. 2. Note on the drawings that all plumbing fixtures will be efficient fixtures. Toilets are required to be low flush using 1.6 gallons per flush or less, while showerheads and faucets must not exceed 2.5 gallons a minute. Ordinance 7178. 3. Note on the drawings that the shower shall be pressure balanced and shall be equipped with an anti-scald device that will limit the temperature setting to 120 degrees in accordance with 2018 IPC 412.3. 4. Note on the drawings that shut off valves will be installed on the supply side to each new plumbing fixture (other than bathtubs and showers) and each appliance or mechanical equipment. 2018 IPC 606.2. 5. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
