This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits GENERAL COMMENTS: 1. The plans should show necessary structural materials and sizes for achieving building code compliance, 2018 IRC. SITE PLAN: 1. Indicate the location of buildings and any utilities supporting or effecting the proposed structure. FOUNDATION PLAN: 1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show rebar reinforcement with 3” clearance from earth, R403.1.3.5.3. Provide ½” anchor bolts with 7” embedment, R403.1.6. FRAMING PLAN: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1. SECTIONS - DETAILS: 1. Show the Post Section Detail with #4 rebar in the footing, R403.1. 2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1. 3. Show roof (uplift resistance) rafter fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 4. Show connection at dwelling with fasteners (rafter on top plate with H2.5 or ledger connection to load bearing wall). Or show laterial bracing if not attached to a building. ELECTRICAL PLANS: 1. Show the overhead service conductor with an 8-foot clearance above the roof, E3604.2.1 or relocate the service panel from under the roof. The service line change or a new panel location must be coordinated with TEP for approval.
