COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-2 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing to demo exterior walls, doors & windows and infill with wood studs & stucco around the perimeter of the existing dwelling. The property fronts on one local streets Tyndall Ave. Front porch does not meet perimeter yard setback.

07/19/2022 CTREVIL1 DESIGN PROFESSIONAL REVIEW Reqs Change NPZ review will be required since the project is within the NPZ overlay and they are proposing exterior modifications to the structure that are visible from the right of way. An NPZ application will be required and the project will need to comply with the neighborhood design manual.
