THE INSPECTOR OF RECORD TO VERIFY GEOTECHNICAL REPORT PARAMETERS ARE SAME AS SHOWN ON STRUCTURAL DRAWINGS GENERAL NOTES SECTIONS AND ON THE STRRUCTURAL CALCULATIONS BEFORE APPROVAL. THE FOLLOWING COMMENT STAYS AND THIS PROJECT IS APPROVED WITH COMMENTS.
1. Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1.

1. Sheet A701: The wall that separates this use with the adjacent tenant is required to be a fire wall. Section 503.1 states, "For the purposes of determining area limitations, height limitations and type of construction, each portion of a building separated by one or more fire walls complying with Section 706 shall be considered to be a separate building." Provide a properly rated rated wall in accordance with Section 503.1 and 706.
Response: The fire separation provided does not meet the minimum fire rating required for mercantile occupancies. The fire separation provided does not meet the vertical and horizontal continuity requirements for a firewall. This separation is required to be a fire wall in accordance with 706. Provide a fire wall in accordance with all the requirements of Section 706. Please follow all the applicable requirements in Section 706.

This site is located in C-2 Zone (UDC 4.7.21), General Merchandise Sales is an allowed use in the zone (UDC Table 4.8-4) subject to Use Specific Standard 4.9.9.B.1.

1. Zoning has reviewed the building plans for compliance with DP22-0111 and although it appears that the building plans match the DP, Zoning cannot approve the building plan until the DP is approved.

2. This comment was not addressed. The development package sheets provided in the building set either need to be the stamped approved DP set, marked for reference only or removed from the building plan set.
