Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1. 2. Structural steel, components and fasteners that are exposed are to be protected against corrosion in accordance with AISC 360 Section B.13 as indicated in IBC 2018 Section 2203.1. 3. DEFERRED SUBMITTAL REQUIREMENTS Structural general notes are to include any components of the building that may be considered deferred submittals. IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official. If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1: * To be reviewed by design professional in responsible charge. * Design professional shall affix a notation that the deferred items are in general conformance with their design of the building. * They shall be submitted for review by the building official. * Shall not be installed until approved by building official. BUILDING REVIEW COMMENTS: Denied 1. Sheet G001: The occupant load factor used for the business area is incorrect. Provide a corrected occupant load factor in accordance with Table 1004.5. 2. Sheet G001: The code analysis box states that the existing area is 141,660 sq. ft. and the proposed area is 80,000 sq. ft. The max allowable area for this use is 86,000 sq. ft. Provide clarification how the area is being subdivided? Only a firewall would permit this type of separation to reduce the area of structure to meet max. allowable areas. Section 503.1. 3. Sheet A101: Provide a section ramp that is in the rear of the store. This ramp must meet the requirements of Section 1012 to be considered an exit. 4. Sheet A701: The wall that separates this use with the adjacent tenant is required to be a fire wall. Section 503.1 states, "For the purposes of determining area limitations, height limitations and type of construction, each portion of a building separated by one or more fire walls complying with Section 706 shall be considered to be a separate building." Provide a properly rated rated wall in accordance with Section 503.1 and 707. 5. Sheet A802: Several of the doors in the exterior wall are not rated properly. Provide properly rated doors in accordance with Table 716.1(2). MECHANICAL REVIEW COMMENTS: Denied 1. The ventilation for the garage shall run continuously at .05 cfm and run at .75 cfm per square foot when Co is at 25 PPM or NO at 3 PPM PPM sheet M101 (IMC2018,404) 2.
