These comments are still applicable 1.COMMENT: For the proposed Sleeping quarters. Since this lot is located on a corner lot, the owner chooses which street lot line is the front lot line. From other than the front lot line , the street perimeter yard is ten feet. The required perimeter yard setback from the proposed sleeping quarters to the west property line is 10’-0”, proposed perimeter yard setback is 3‘7”.The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-9” the required perimeter yard setback from the proposed accessory structure to the south property line is 7’- 3”, the proposed setback is 3’-0”. A Design Development Option (DDO) will need to be processed and approved to reduce the setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Based on a wall height of 10’-8” the required perimeter yard setback from the proposed garage to the east property line is 7’ 2”, the proposed setback is 4’-0”. Based on a wall height of 10’-8” the required perimeter yard setback from the proposed garage expansion to the east property line is 7’-2”, the proposed setback is 1’-6”.
