COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1.COMMENT: Provide a floor plan for the existing residence on the plan so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 are applicable to this project. Use Specific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.



2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. Provide an average setback for the front of the garage and for the side of the proposed guest house

3.COMMENT: Please provide permit documentation for the existing art studio

4.COMMENT: For the proposed Sleeping quarters. Since this lot is located on a corner lot, the owner chooses which street lot line is the front lot line. From other than the front lot line , the street perimeter yard is ten feet. The required perimeter yard setback from the proposed sleeping quarters to the west property line is 10’-0”, proposed perimeter yard setback is 3‘7”.The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-9” the required perimeter yard setback from the proposed accessory structure to the south property line is 7’- 3”, the proposed setback is 3’-0”. A Design Development Option (DDO) will need to be processed and approved to reduce the setback. 5.COMMENT: For the proposed Garage. Since this lot is located on a corner lot, the owner chooses which street lot line is the front lot line . From other than the front lot line , the street perimeter yard is ten feet, the front setback is 20’. The required perimeter yard setback from the proposed garage to the north property line is 20’-0”, proposed perimeter yard setback is 11’-7”. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 11’-4” the required perimeter yard setback from the proposed garage to the east property line is 7’ 7”, the proposed setback is 3’-11”. Based on a wall height of 11’-4” the required perimeter yard setback from the proposed garage expansion to the east property line is 7’-7”, the proposed setback is 1’-6”. A Design Development Option (DDO) will need to be processed and approved to reduce the setback.
