Show the five-foot-wide easement in the rear of the property on the plot plan. 2. If the detached accessory shed is being moved, provide building heights to confirm that the proposed location is meeting minimum setback requirements. 3. Demonstrate compliance with UDC 6.4.5.D.2.and show the setback between the street perimeter lot line and the posts of the proposed front porch. An open structure such as the proposed front porch may extend up to two feet into the street perimeter yard. 4. Further Zoning Review comments may be forthcoming. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Indicate on the foundation plan sheet S1.0 that the ground area under the slab and footing shall be treated for termites prior to the setting of concrete. 2018 IRC R318 BUILDING REVIEW COMMENTS: Denied 1. Provide information on the specific manufacture and installation requirements for the gas fireplace unit to be installed if it is to be part of this submittal. Clarify if the fireplace is an insert into new framing or if it is a standalone unit. 2. Note that fire blocking will be installed in all walls and concealed spaces. 2018 IRC R302.11. 3. Note on the drawings that a permanent certificate shall be provided near the furnace which contains the predominant R values of the insulation, U values and SHGC of fenestration, and the results of any required duct or air leakage testing. The certificate shall also include the types and efficiencies of heating, cooling, and water heating appliances. 2018 IECC R401.3. MECHANICAL REVIEW COMMENTS: Denied 1. Provide manual j and S for the sizing of the mechanical equipment and indicate is location on the mechanical plan. ELECTRICAL REVIEW COMMENTS Denied 1. Note on the drawings that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 2. Note on the drawings that all exterior lighting shall comply with the county ordinances. 3. Clarify if there are any wall areas for outlets on the new south bedroom/ kitchen/ AZ room wall. The drawings show two 6” areas of framing that may accommodate outlets. 2018 IRC E3901.2. 4. Indicate the location of the smoke detectors in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 5. Indicate the location of carbon monoxide detectors in the existing house, and for the new master bedroom. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. 6. Indicate that the relocated electrical service panel will be provided with a Ufer ground prior to pouring of the concrete. 2017 NEC 250.52. PLUMBING REVIEW COMMENTS: Denied 1. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 or less, and the showerheads and faucets are to not exceed 2.5 gallons a minute. Ordinance 7178.
