COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. This comment was not correctly addressed. Per UDC 6.6.3.B.3, on sites where the principal structure is one story, accessory dwelling units shall not exceed 12 feet in height. Building height is measured from design grade to the highest point of a flat roof. Provide a measurement from the bottom of design grade to the highest point of the flat roof below the decorative pop out.

2. Per UDC Table 6.3.2-A, the required side and rear perimeter yard setbacks are the greater of 6'-0" or 2/3 the height of the proposed exterior building wall. Based on a maximum height of 12'-8" provided, the required side yard setback to the west lot line is approximately 8'-5". If comment 1 is satisfied, a Design Development Option (DDO) is required to allow a setback of approximately 8'-5".

A DDO must be submitted and approved to reduce the required setbacks. The DDO application and its requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. The DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type "Zoning Administration."
