Based on Pima County Assessor's plat maps, the lot size provided is incorrect and is approximately 9,736.875 square feet. If an Accessory Dwelling Unit (ADU) as defined by UDC 11.3.7.A.6 is proposed, the total gross floor area of the ADU cannot exceed 10% of total lot size. 2. Revise the provided lot coverage calculation to include the entirety of the vehicular use area. 3. Per UDC 6.6.3.B.3, on sites where the principal structure is one story, accessory dwelling units shall not exceed 12 feet in height. Building height is measured from design grade to the highest point of a flat roof. 4. Further Zoning Review comments may be forthcoming. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. A living space with cooking features (An ADU) is an independently functioning dwelling and requires compliance with the 2018 IRC and City of Tucson building ordinances for Family Dwelling requirements. Each dwelling unit with kitchen requires a separate Pima County assigned street address, R319. Notate each dwelling address on the site plan (or remove cooking appliances). A new dwelling unit requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203. GENERAL COMMENTS (for dwelling with kitchen): 1. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. The ordinance revision now requires a gray drain line discharge from one fixture for a one story dwelling. Additional gray fixture drains are optional. Notate a cool (white) roof finish as required by the ADU provisions. 2. Update the truss deferred submittal notation on sheet #4 by replacing PIMA COUNTY with TUCSON , R106.1. SECTIONS - DETAILS: 1. Show an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total insulation requirement, R806.5. Update sheet #4a & 5 . ELECTRICAL PLANS: 1. Show the Photo Voltaic future space location on the panel schedule to the opposite end from the main/supply side, T103.9. Update to the circuit #32/34 space and remove the breaker and wire notation as this is not an active circuit. 2. Include the Electric Vehicle load entry (typically 7680 watts) in the electrical load calculations (continuous demand) like the HVAC entry and remove the entry from the derated section (only one entry for the building calculation), N1104.2.2.
