STRUCTURAL REVIEW COMMENTS:

1. Provide Structural Calculations for Foundations, Columns and Roof Framing per Section 1601.1 of International Building Code 2018. The Enercalc calculations submitted are inadequate and reference IBC 2012.
2. Provide details and calculations for all design items that are not deferred. Design items include (but are not limited to) footings, anchor rods and shear walls. Calculations are to include loading, load combinations, design loads, and column reactions.
3. Provide Wind Load Calculations for the Building per Section 1609 of International Building Code 2018.
4. Provide Seismic Calculations for the Building per Section 1613 of International Building Code 2018.
5. All Calculations shall be sealed and signed by Professional Engineer registered with State of Arizona per Section 107.1 of International Building Code 2018.
6. Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1.
7. DEFERRED SUBMITTAL REQUIREMENTS
Structural general notes are to include any components of the building that may be considered deferred submittals. IBC
Section 107.3.4.1 requires deferred submittals to be approved by the building official. Examples of items that likely should not be deferred include deep foundation elements, deep excavation shoring and prefabricated metal buildings.
If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1:
* To be reviewed by design professional in responsible charge.
* Design professional shall affix a notation that the deferred items are in general conformance with their design of the
building.
* They shall be submitted for review by the building official.
* Shall not be installed until approved by building official.
Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings.

This site is located in C-2 Zone (UDC 4.7.21), Auto Repair Major use is an allowed use in the zone (UDC Table 4.8-4) subject to Use Specific Standard 4.9.13.E.

1. The architectural site plan provided in the building plan set does not match DP22-0114.

2. Zoning has reviewed the building plans for compliance with DP22-0114 and although it appears that the building plans match the DP, except for the comments above, Zoning cannot approve the building plan until the DP is approved.
