STRUCTURAL REVIEW COMMENTS:
Denied
1. The new addition must have a full foundation and not be tied into the mobile home structure. Provide structural independence for the new addition OR provide drawings stamped and sealed by a state licensed architect or structural engineer. It is unclear if the existing structure is suitable to carry the loads of the new addition.
2. Clarify the foundation for the new addition, the foundation notes indicate a continuous foundation with a 4” slab however the details show a pillar footing @ patio. Coordinate the drawings.

BUILDING REVIEW COMMENTS:
Denied
1. Note on sheet 1 that all work will be in compliance with the codes and ordinances of the City of Tucson and Pima County.
2. Note on sheet 1 the design criteria used that is in accordance with 2018 IRC table R301.2(1) as amended. Include that the structure shall be designed to a wind speed of 115 mph and the seismic zone B.
3. Clarify the note on sheet 1 that indicates all deferred submittals will be provided to the Pima county Building Department, no differed submittals have been indicated.
4. Provide a light and vent schedule for the new bedrooms and the new living area. 2018 IRC R303.
5. Indicate the location of the egress windows on the drawings for both of the new bedrooms. It is unclear if the new windows meet the requirements of size and height of the opening from the finished floor. 2018 IRC R310.
6. Correct the insulation values and provide the minimum R values on the insulation schedule sheet 2. A minimum of R30 is required in the ceiling. 2018 IECC R420.2.2. A minimum of R30 will be required in the floor if the new framing is to be raised as in the detail 1 on sheet 2.
7. Correct the front door size to be a minimum of 32” clear or indicate the location of a different door that meets the requirements of 2018 IRC R311.2.
8. Provide a section or detail for the accessible ramp showing the length of the ramp, width, and slope as well as the required landings at the top and the bottom. Indicate type of materials to be used such as concrete and gravel base or PT wood.
9. Increase the landing size at the door to a minimum of 60” x 60”. ANSI A117.1 405.7 requires a 60” landing minimum for the ramp in the direction of travel as well as when a ramp changes directions.
10. Clarify the height of the new front landing. If the height from the walking surface to grade is 30” or higher provide a minimum height guardrail at the location. 2018 IRC R312.1.


MECHANICAL REVIEW COMMENTS:

1. Indicate how the new living area and middle bedroom will be heated, only a room air conditioner is indicated on the plans for the bedroom.
2. Note on the drawings that all ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1.


ELECTRICAL REVIEW COMMENTS
Denied
1. Indicate the location of the smoke detectors outside of the bedroom sin the hallway. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2.
2. The code does not allow for the electrical panel to be located in a clothes closet or in the vicinity of easily ignitable material. 2018 IRC E3705.7. The existing panel can remain in this location for the existing circuits that are not being modified, however a new sub panel for the new addition that will be in full compliance with the code. Show the location of the new panel on the drawings along with a panel schedule.
3. Note on the drawings that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
4. Indicate that the new exterior light will be in compliance with the Pima County exterior lighting requirements.
