2. Clarify how the new 2- 2x6 header will be supported on the new exterior wall opposite the new furnace room. This appears to be sitting on a window.
3. Clarify if the truss drawings will be provided in a differed submittal indicating their manufacture and specific sizes for the inspector.

1. Clarify if the electrical service is being upgraded, the drawings indicate a 100 amp however the affidavit indicated a new 200 service. Provide a line diagram of the service if upgrading including the required Ufer ground and open spaces for future photoelectric panels.
2. Provide an electrical panel schedule for the project.
3. Note on the electrical drawings that all exterior lighting shall be in compliance with the Pima County regulations.
4. Update the notes on the drawings that smoke detectors will be installed in the existing house if not already there. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedrooms. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
5. Update the electrical notes sheet E to indicate that carbon monoxide detectors will be installed in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.



PLUMBING REVIEW COMMENTS:

1. Update the plumbing note on sheet M&P to indicate all plumbing fixtures will be low flow type. Toilets are required to 1.6 gallons per flush or less, faucets are to not exceed 2.5 gallons a minute.
2. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9.
3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
