This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

Zonings first review was based on an Accessory Dwelling Unit (ADU) and it now appears that the customer does not wish to pay impact fees or have to deal with addressing. Zoning has reviewed this as Sleeping quarters. The following comments apply.

1. For the proposed unit not to count as an ADU the double bowl sink will need to be replaced with a single bowl bar type sink and the full size refrigerator replaced with an under-counter refrigerator.

2. Remove the reference to ADU from the plans.

3. Provide a full floor plan for the existing dwelling so that the requirements of UDC Article 4.9.7.B.7 can be verified.
