Missing demolition site plan and floor plan. Provide demolition and new roof plans. Provide complete exterior elevations. Only two sides provided. Sheet 1 – Show what is existing and new in site plan. Is the storage new? Then provide construction documents for storage. Is the guest house new or existing? Sheet 2 – Provide skylight details. Show it on new roof plan and structural framing plan. Sheet 2 – Note indicates “CARPORTS UNDER SEPARATE PERMIT” clarify this scope in overall new site plan and exterior elevations. Sheet 3 – “RV CARPORT” is identified while it’s not clear that this is under separate permit. South elevation labels “NEW RV CARPORT.” Which is the correct scope under this permit? Sheet 3 – Provide complete North and East exterior elevations. MECHANICAL REVIEW COMMENTS: Denied Sheet 5 – Building section shows wall R-11 exterior batt insulation while sheet 1 and manual J show R-19. Manual J calls out for 2x6 framing not 2x4 shown in sheet 5: Coordinate construction documents. Sheet 5 – Show the roof ventilation method per 2018 IRC section R806. Provide ventilation calculation. Sheet 6 – Mechanical notes shows “2018 INTERNATIONAL CODE” does this mean the International “Residential” Code? ELECTRICAL REVIEW COMMENTS Denied Sheet 7 – Electrical panel schedule and load calculations show “RV HOOKUP” locate this hookup in floor plan. Which wall and where? PLUMBING REVIEW COMMENTS: Denied Sheet 4 – Clarify how the new plumbing waste lines run through layers of existing and new slab in section detail. Does existing slab require partial slab demolition to accommodate the new waste lines? Sheet 5 – Provide section slab detail of how new plumbing waste line is accommodated in this layered slab. Sheet 6 – Show gas piping on roof plan as described in plumbing note 5. What are the sizes of the gas pipes/risers?
