Include the square footage of all accessory structures on the site on the title sheet. 2. Provide a lot coverage calculation for the property. Lot coverage includes the area occupied by buildings, outdoor storage areas, and driveways (both paved and unpaved). 3. The accessory structure near the southeast corner of the lot appears in aerial photography beginning in 2005. Either provide permit documentation for this accessory structure or include this structure within your scope of work. A Design Development Option (DDO) (UDC 3.11) may be required if the structure is not meeting setback requirements, and if there is no permit documentation available. Contact Mark Castro at Mark.Castro@tucsonaz.gov for more information regarding the DDO process. 4. The latest aerial photography shows a detached accessory structure at the front of the property. Per UDC 6.6.3.C, detached accessory structures are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide the existing structural framing of the car port and changes that will be made. 2. Provide any framing drawings required. BUILDING REVIEW COMMENTS: Denied 1. The applicable and adopted codes are missing from the title sheet. Include this list of codes on the title sheet. 2. Provide an existing layout and demo layout. 3. Provide all new elevations for the new layout. 4. Note on the drawings that fire blocking will be installed in all walls and concealed spaces where newly built or existing areas in which the framing is exposed during construction. 2018 IRC R302.11. MECHANICAL REVIEW COMMENTS: Denied 1. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2. 2. Note on the drawings that smoke detectors and carbon monoxide detectors will be installed in the existing dwelling, not just the new bedroom. The location of these detectors will be verified during inspection. 2018 IRC R314.2. 2. Note on the drawings that all smoke detectors shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 3. Note on the drawings that the smoke alarm devices will receive their primary power from the building wiring with a battery backup. 2018 IRC R314.4.6. 4. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. PLUMBING REVIEW COMMENTS: Denied 1. Clarify if the existing water service and water meter is of sufficient size to accept the new plumbing load. 2. Note on the drawings that all plumbing fixtures shall be low flow type. Toilets are required to be low flush using 1.6 gallons per flush or less, while showerheads and faucets must not exceed 2.5 gallons a minute. Ordinance 7178. 3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
