This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. PLUMBING PLANS: 1. Show an accessible water supply shut off for the dwelling unit, P2903.9.1. 2. Show horizontal branch drainpipes sized with acceptable number of fixture units, Table P3005.4.1. (max 6 units on 2” pipe size). Show a 3” drain between the second clothes washer connection and bathroom. MECHANICAL PLANS: 1. Show any HVAC alterations, R303.9. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 2. Panelboards and overcurrent protection devices shall not be in clothes closets, in bathrooms, or over the steps of a stairway, E3405.5. Relocate the 125A sub-panel. 3. Show the circuit numbers on the plan consistent with the sub-panel schedule labeling, E3602.1 & E3706.2.
