Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Note on the drawings that the truss drawings to be provided as a differed submittal. 2. Sheet S1.1 appears to be missing information. There are several details referenced on the plans that are not shown. Provide details for review. 3. Provide a detail or a wall section through the structure that shows the area where the existing load bearing wall is being removed. BUILDING REVIEW COMMENTS: Denied 1. Note on sheet A1.1 that all work will be in compliance with the codes and ordinances of the City of Tucson and Pima County. Only the MEP sheets indicate compliance with the codes. 2. Note on sheet A1.1 the City of Tucson 2018 IRC amendments to table R301.2(1). The structure shall be designed to a wind speed of 115 mph and the seismic zone is B. 3. Show the approximate location of the existing utilities on the site plan on sheet A1.1 4. Indicate the location of the egress window for the modified bedroom 2 on the floor plans that is in compliance with 2018 IRC R310.2 for grade level egress. 5. Provide notes on the newly installed concrete tile roofing that is in compliance with 2018 IRC R905.3. The key notes on sheet 2.1 indicate only to match the existing but nothing about the construction and it is unknown if the existing roof is to current code. MECHANICAL REVIEW COMMENTS: Denied 1. Note on the drawings that all ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. 2. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2. ELECTRICAL REVIEW COMMENTS Denied 1. Indicate the location of an existing exterior outlet that is within 25’ of the relocated mechanical unit (outside near the office window) for the servicing of the unit or indicate a new outlet will be provided. 2017 NEC 210.63. 2. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12 3. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 4. Note on the drawings that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 5. Indicate the location of carbon monoxide detectors in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. PLUMBING REVIEW COMMENTS: Denied 1. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 2. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are to be 1.6 gallons per flush or less, and the showerheads and faucets to not exceed 2.5 gallons a minute. Ordinance 7178. 3. Note on the drawings that the gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
