This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, 2. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Building height is measured per UDC Article 6.4.4, provide a height dimension from design grade to the midpoint of the pitched roof. If this height exceeds 12’-0” a Board of Adjustment for Variance will need to be submitted and approved prior to approval of this permit. 3. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Clearly demonstrate that the proposed detached accessory structure does not exceed the 50% GFA of the main dwelling. STRUCTURAL REVIEW COMMENTS: Denied Structural calculation – City of Tucson Amendments to the 2018 International Building Code Section 1609.1.1 states Risk Category IV – 115 mph wind load while structural calculation code data shows as wind load of 105 MPH similar. City of Tucson Amendments to the 2018 International Residential Code Table R301.2(1) sets wind speed at 115 mph 3 second gust. Sheet S1.0 A. design criteria sets wind speed at 105 MPH. Please clarify discrepancies. Sheet S1.2 – Ceiling joist schedule is shown but ceiling framing plan is missing. BUILDING REVIEW COMMENTS: Denied Cover Sheet – Provide general project information such as location map, fire sprinklers and fire alarm info. (None?) Cover sheet only shows rendering without title block. Sheet G1.0 – A7.1 – Interior finish schedules sheet missing from submitted set. Sheet A1.0 – Adopted residential building codes and ordinances are: 2018 International Residential Code (IRC); Local Amendments to IRC (www.tucsonaz.gov/pdsd/building-codes); City of Tucson Adopted Design Ordinances – handicap provisions, solar water, photo-voltaic and grey water preparations. Shows the use of “2018” National Electrical Code. City of Tucson adopts 2017 NEC. E1.1 – Incomplete light fixture schedule. E1.1 – Provide complete electrical load calculations. (N) AC from new sub panel (A) is missing. E1.1 – Sub panel labeled as 60 AMP while panel schedule shows 100A with 100A bus. Is it incorrect labeling? Sub panel – 100 AMP (extg) also do not match. E1.1 – Electrical legend shows smoke detector. Is it intended to have smoke detector in the new structure? PLUMBING REVIEW COMMENTS: Denied Sheet P1.0 – Provide riser diagrams from water, wastewater, and vent piping. Show all points of connection to water and sewer lines.
