This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 & UDC Article 8.7.3

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. Show only Lot 1 and adjacent streets on the plan and provide all required/applicable information on the plan. Remove all hatching has it makes the plan difficult to read.

2. Provide a height for the proposed “YARD WALL” called out under Keynote 24.

3. Per UDC Article 6.4.5.C.2 and Table 6.4.5.C-1 the street perimeter yard setback is based on an ADT of 140 or less. This setback is the greater of the three listed within the table; 5 feet, ½ the height of the proposed exterior building wall, or 1 foot. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A, as dimensions from design grade were not provided on model plan T22-M0005, Zoning has added 6” to the dimensions provided on the plan. Based on a wall height of 13’-0” the great setback is 6’-6” as measured from the back of curb along Bella Terraza Ct. Provide a setback dimension from the southeast corner of the proposed SFR to the back of curb along Bella Terraza Ct.

4. Setbacks for porch type structures are measured from the post supporting that structure as long as the roof overhang does not exceed 2’-0”, see UDC Article 6.4.5.B.2 and 6.4.5.D.2. Provide a setback dimension from a point of the allowed 2’-0” overhang on the proposed canopy roof to the back of curb along Bella Terraza Ct. As there were no height dimension for the canopy roof shown on model plan T22-M0005 provide a height dimension for the canopy roof as measured from design grade to were the support structure meets the bottom of the roof.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

2. General Note - Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

3. The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.

A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees, and should be included in NPP inventory. UDC 7.7.6
