Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. That said, provide wall height dimensions on the elevation from design grade to the highest point of all walls. As the west wall of the master addition exceeds 9’-0” the required perimeter yard setback will be greater than 6’-0”. A Design Development Option (DDO) maybe required.

2. Per UDC Figure 6.4.5-A averaging of perimeter yard setbacks along a street is not allowed. Provide setback dimensions from the garage/storage addition form the corner of the structure to the side street property line. A Design Development Option (DDO) maybe required.

Unit the required information is provided Zoning cannot provide the needed comments for the required DDO. 1. A minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps, the general note on sheet E1.1 does not reflect the current regulation. 2018 IECC R404.1.
2. Smoke detectors are required to be installed in the existing bedrooms, not just the new addition. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. This will be verified in the field at time of inspection. 2018 IRC R314.2.

PLUMBING REVIEW COMMENTS:
Conditionally Approved
1. All plumbing work shall be in conformance with the 2018 International Plumbing Code as amended by the City of Tucson, not the UPC as indicated on Sheet P1.0.
2. All plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
3. All plumbing fixtures will be low flow type. Toilets are to be 1.6 gallons per flush or less, and the showerheads and faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
