COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf This shall in include:
a. Lot Coverage calculation to include Vehicular use area.

3.COMMENT: The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed side street setback for the proposed carport is 9’-6”. At a minimum a Design Development Option (DDO) is required.
A Design Development Option (DDO) will need to be processed and approved to reduce the setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 4.COMMENT: For the gazebo provide setback dimension and a height. A neighbor’s setback waiver may be used to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to the south and to the west:

My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
