Zoning of adjacent parcels b. Actual setback dimension. c. All Utility lines d. Property line distances In the link provided below is a Plot plan grid that can be used. https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Grid.pdf 2.COMMENT: Provide an elevation drawing, draw dimension and label the height of the structure measured from design grade to top of wall in order to verify the setbacks. 3.COMMENT: The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed side street setback for the proposed carport is 9’-0”. At a minimum a Design Development Option (DDO) is required. At this time I am unable to write DDO comments without a wall height for the proposed shed expansion but a DDO will be required. A Design Development Option (DDO) will need to be processed and approved to reduce the setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. 4.COMMENT: For the gazebo provide setback dimension and a height. A neighbor’s setback waiver may be used to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to the south and to the west: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
