This shall in include: a. Draw and Label Stone AV 2.COMMENT: Draw dimension and label the height of the structure measured from design grade to top of wall in order to verify the setbacks for the Ramada and porch 3.COMMENT: Per UDC section 6.6.3.E. The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Show how the standard is satisfied. Attach the ramada to the primary structure or A Board of Adjustment for Variance may be required. Board of Adjustment requirements and application can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from the building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide information on the roof structure that indicates the roof sheathing and the finished roofing product on the wall section C on sheet 2 of the plans. 2. Note on the drawings in the design criteria shown on sheet 3 that the structure has been designed to withstand a minimum wind gust of 115 MPH and Seismic Design Category B. 2018 IRC Table R301.2(1) as amended. 3. Note on the drawing on sheet 1 the structural design parameters including the live and dead loads as well as the wind gust and seismic criteria or the new porch. BUILDING REVIEW COMMENTS: Denied 1. Provide a section through the bathroom area that shows the bathroom finishes and insulation values for both the walls and the ceilings. The general notes on sheet 2 only reflect the wall finish in the shower area. MECHANICAL REVIEW COMMENTS: Denied 1. Clarify if there will be any heating or cooling provided for this space. 2. Indicate on the drawings that the bath fan will be exhausted directly to the exterior (not under the roofed area). 2018 IRC M1505.2. ELECTRICAL REVIEW COMMENTS Approved PLUMBING REVIEW COMMENTS: Conditionally Approved 1. All plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
