This site is located in the R-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, UDC Article 6.4.5.B & Figure 6.4.5-A.

1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 11’-0” the required perimeter yard setback from the proposed carport/storage addition is 7’-4”, proposed setback is 3’-6”.

2. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling unit, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The proposed “WALKING ENTRANCE SHADE 40 SF” is considered an accessory structure and will require a Board of adjustment for Variance to all it as shown on the plan.

3. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Based on a wall height less than 13’-4” the required front street perimeter yard setback from the “WALKING ENTRANCE SHADE 40 SF” to the street property line is 20’-0”, proposed street perimeter yard setback is 0’-0”.

The Board of Adjustment can be used to reduce the perimeter yard setback and allow the accessory structure in the front yard therefore only one process would be required. The Board of Adjustment shall be submitted and approved prior to approval of this permit.
