This site is located in the R-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9.

1. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, UDC Article 6.4.5.B & Figure 6.4.5-A. That said as a dimension was not provided from where the wall meets the eave at the highest point, top of eave, Zoning cannot provide the required comments for the need Design Development Option to reduce the west perimeter yard setback. Perimeter yard setbacks from the proposed addition to the west property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

2. Based on aerial photos there is a detached accessory structure located near the northeast corner of the parcel, show this structure on the plot plan and include it in the lot coverage calculation. It does not appear that this structure meets the required perimeter yard setbacks and may require a neighbor’s setback waiver. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

3. Based on aerial photos there is a detached shade structure and wall along the south, street property line. Zoning was not able to find permits or a compliance review for these structures. Show these structures on the plot plan. Per UDC Article 6.6.3.C Detached accessory buildings , including accessory dwelling units , are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment for Variance will need to be submitted and approved for the shade structure to remain. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The Board of Adjustment can be used to reduce the perimeter yard setback and allow the accessory structure in the front yard therefore only one process would be required.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

SITE PLAN:

1. Show a dashed line between the proposed storage/carport wall and property line for the roof overhang, R106.1.1. The roof may extend into the 3 foot fire separation distance.

FLOOR PLANS:

1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.
2. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line.
3. A carport must be open on at least two sides, therefore show the proposed space as a garage, R309.2.
4. Show any windows or doors in the wall separating the dwelling from the proposed garage. Show any door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.
5. Show a ½” gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R302.6.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail #2 showing a 10” length for the anchor bolt and ½” thickness for the exterior sheathing, R106.1.1.
2. Provide a cross-section detail for the wall separating the proposed areas from the existing carport and between the two proposed areas, R106.1.1.

ELECTRICAL PLANS:

1. Show proposed electrical alterations or additions.
2. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage, E3703.5.
