A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. 1. As no wall heights or elevations were provided for the Master Suite addition Zoning cannto determine perimeter yard setback requirements. Provide fully dimensioned elevations for the proposed Master Suite addition. 2. For the proposed Ramada provide height dimensions from design grade to were the beam meets the roof rafters. Based on a 6 x 10 beam and the 8’-4” height from finished floor it appears that the proposed ramada exceeds 9’-0” therefore will require a greater setback than 6’-0”. Setbacks for this type structure are measured form the post supporting the roof, see UDC Article 6.4.5.B.2. Clearly show the columns on the site plan and provide setback dimensions based on heights measured form design grade to where the beam meets the roof rafters. 3. The lot coverage calculation is not correct and shall include the existing shed, see UDC Article 6.4.3 & the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the electric, gas sewer and water lines from meter to building, R106.1.1. Show all utility point of connections. PLANS: 1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe size. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 2. Show a receptacle outlet within 3’ of each lavatory basin in each bathroom, E3901.6. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
