1. Revised footing size needs to be incorporated in the foundation plan and footings to be built to the revised size.
2. Geotech engineer's input regarding ground water loads wasn't provided with the response as is indicated in the structural response letter. From the calculations it is clear that ground water pressure is not a design issue for this project, please ensure that a response from the geotech engineer regarding ground water pressures being a non-issue is obtained and on the file before work is allowed to commence.

1. duct that penetrates more than 2 stories shall be protected with a shaft enclosure sheet M1.0 (IMC2018,607.6.1) Not Complied this is a mechanical code requirement not a IBC code section requirement, it shall not be chase wall, it is required to be protected by a shaft according to the mechanical code. And this is considered a duct not a vent pipe, so it is required to be in a shaft and furthermore you will need to penetrate the shaft according to section 607.5.5 exception 2 of the IMC 2018 for r-2 occupancy there is no chase recognized in the IBC, the 6" range exhaust duct's must be in a 1 hour shaft and properly fire stopped at the shaft, and must be noted as such Not Complied (MMC2018,607.6)
2. Ducts penetrating shaft walls shall be protected with fire and smoke dampers sheet M1.0 (IMC2018,607.5.5) Not Complied the section you are quoting is for fire partition walls, not shaft walls, which are made of fire barrier walls, you are quoting a different section then what was written, So ducts that penetrate shaft walls shall be protected with fire and smoke dampers. COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the OCR-1 zone (UDC 4.7.26). Multi-Family is a permitted use in this zone (Table 4.8-4).

1. Zoning as reviewed the building plans for compliance with DP22-0123 and until the DP has been approved Zoning cannot approve the building plans.

2. The building plans show pop outs and balconies along the north side of the building that are not shown on the DP and may affect perimeter yard setbacks. Coordinate with the Civil Engineer and ensure that these features are clearly shown on the DP.

3. Any DP sheets provided in the building plan set need to be the approved stamped development package sheets.
