1.COMMENT: Per Unified Development Code section 4.9.7.B.7 a full floor plan of the existing house is required to determine the current bedroom count. Provide a floor plan with rooms shown and labeled on the next submittal. If total bedroom count is or exceeds 5. Provide a parking space on the site plan. Parking must be in the rear or side yard.

STRUCTURAL REVIEW COMMENTS:

1. The ground area under the slab and footing shall be treated for termites prior to the setting of concrete. 2018 IRC R318


BUILDING REVIEW COMMENTS:
Conditionally Approved
1. A stoop or other hard surface landing is required to be provided outside of the new door. The stoop shall be a minimum of 36” deep in the direction of travel. 2018 IRC R311.3.
2. The new window shall have a minimum U value of .40 and SHGC of .25. This will be verified in the field on inspection. 2018 IECC Table R402.1.2.


MECHANICAL REVIEW COMMENTS:

1. All ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1.
2. The new ducts will be tested for air leakage in accordance with 2018 IECC R4503.
3. All supply and return ductwork shall be insulated with a minimum of R8 if installed outside of conditioned space. R1103.3.1.


ELECTRICAL REVIEW COMMENTS
Denied
1. Provide an exterior light outside of the new door that will illuminate the stoop. 2017 NEC 210.70.
2. Note that all new outlets installed in the new bedroom will be ARC fault protected. 2017 NEC 210.12
3. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
4. Indicate the location of the smoke detectors in the existing house on the plans. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2.
5. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
6. Indicate the location of carbon monoxide detectors in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3.
7. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
