A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 11’-0” the required perimeter yard from the proposed deck to the west property line is 7.33’, proposed setback 6.83’. 2. Based on a wall height of 22’-7” the required perimeter yard from the proposed two-story addition to het south property line is 15.06’, proposed setback 12.67’. Additional comments that must be addressed prior to submission of the DDO: 3. Per UDC Article 11.4.3 definition of a bedroom, the room over the garage constitutes the 5th bedroom on this site. Per UDC Article 4.9.7.b.7 For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. Clearly demonstrate that this requirement is met. 4. Sheets 2 & 3 under “SITE PLAN LEGEND #2” states “EXISTING COVERED PORCH” sheet 4 show “REPLACE & EXTEND EXISTING FRONT PORCH COVER”. The site plan does not address any extension of the front porch, clarify what is proposed. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
