Based on a wall height of 9’-11.5” the required perimeter yard setback from the proposed SFR to the west property line is 6’-8”, proposed setback is 3’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide the structural design information on the plans that is in compliance with 2018 IRC table R301.2(1) as amended. Include the proposed live and dead loads for the structure and any required wall bracing. 2. Provide structural calculations for the new beam on the drawings. 3. Indicate the structural requirements for the posting down of the new structural Glulam beam (such as triple studs) at the end bearing points where the existing exterior wall is being removed. 2018 IRC R301.1. 4. Clarify if there will be a thickened slab or pier provided at the point loads that are noted above or if the existing foundation is of sufficient size to except the loads. BUILDING REVIEW COMMENTS: Denied 1. Indicate on the plans that the soil will be treated with 5-year termite protection prior to concrete installation. 2018 IRC R318 as amended. 2. Provide natural light and venting information for the newly expanded bedroom. 2018 IRC R303. 3. Indicate the size and clear opening for the new bedroom window. This is required to be an egress window and be in compliance with the size and height regulations of chapter R310. Egress windows on the ground floor must have a minimum of 5.0 sf of clear opening and be 44” or less from the finished floor. 4. Indicate that the new window shall have a minimum U factor of .40 and a SHGC of .25 per the 2018 International Energy Conservation Code Table R402.1.2. MECHANICAL REVIEW COMMENTS: Denied 1. Note that all new ductwork shall be sealed in accordance with 2018 IRC M1601.4.1 ELECTRICAL REVIEW COMMENTS Denied 1. Indicate the location of an existing exterior outlet at the rear of the house where the new porch is being installed or indicate new one will be provided. 2017 NEC 210.52. 2. Provide an exterior light outside of the door to the new covered patio. 2017 NEC 210.70. 3. Note that the new can lighting will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 4.
