1.COMMENT: Revise the lot coverage calculation. Remove the ground paver and the porch from the lot coverage. Per UDC Article 6.4.3.C.1.a Roofed areas, open on at least one side, which provide shelter to exterior areas, such as balconies, entrances, stoops, and terraces, porches, are not included in the lot coverage.

2.COMMENT: Provide parking per UDC UseSpecific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required.For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.

BUILDING REVIEW COMMENTS:

1. Relocate the arrow for the new electrical service panel location note that is pointing to the wrong side of the building on sheet A2 on the floor plan.
2. Note that fire blocking will be installed in all walls and concealed spaces (including the existing roof) where newly built or existing areas in which the framing is exposed during construction. 2018 IRC R302.11.
3. Indicate the size and location of the attic access or indicate that there is not 30” of height at any point in the roof trusses. It is not clear from the drawings if an attic access point would be required. 2018 IRC R807.
4. Note on the drawings that the new windows that indicate compliance with the 2018 International Energy Conservation Code Table R402.1.2.


MECHANICAL REVIEW COMMENTS:

1. All new gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
2. All new bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2.


ELECTRICAL REVIEW COMMENTS
Denied
1. Outlets are required in foyers if the area is 60 sf or greater. NEC 201.52(J). Based on the floor plan the new foyer is approximately 56 sf, and an outlet is not a code requirement although it is recommended. It is unknown if there was an existing exterior outlet in this location adjacent to the old electrical panel.
2. Clarify if there is to be an outlet for the tv on the wall of the new bedroom opposite the bed. It appears that the spacing exceeds the maximum distance and an additional outlet may be required if the wall area is greater than 4’ inside of the doors. Adjust accordingly. 2017 NEC 210.52(A)(1).
3. Note that the new can lighting installed in the ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66
4. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
5. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
6. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.
7. Indicate the location of the smoke detectors in the new addition and the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2.
8. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
9. Indicate the location of carbon monoxide detectors in the new addition and the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3.
10. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.


PLUMBING REVIEW COMMENTS:
Denied
1. Update general plumbing note 3 on sheet N1 to indicate the new showerhead shall be a maximum of 2.5 gallon per minute, not 3 gpm. Ordinance 7178.
2. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
3. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4.
