1.COMMENT: The Storage located on the north portion of the property, does not appear to have been permitted. Please include this in the submittal, Provide the setbacks and height of the structure measured from design grade. This storage unit might not be meeting the required 10ft side setbacks. a design development option (DDO) may be required to reduce the setback.

The following comments are regarding the ADU
2.COMMENT: Please provide one additional parking space per UDC section 6.6.3.B.2. - In addition to parking required for the principal use , one parking space shall be provided for the accessory dwelling unit . The parking requirement may be satisfied with available on-street parking or waived if the site is within ¼ mile walking distance of a transit stop or an enhanced bike route as listed in the Bike Boulevard Master Plan. Parking provided is exempt from Section 7.6.4, Landscape Standards.
3.COMMENT: Revise Building height on page 2 notes to state Allowable building height: Per UDC 6.6.3.B.4 A - On sites where the principal structure is one story, accessory dwelling units shall not exceed 12 feet in height.

4.COMMENT: If the accessory dwelling unit is built as a new structure it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Change the label from “ADU” to Sleeping Quarters as an ADU requires cooking features, an address, new dwelling ordinance updates and an impact fee.
2. Minimum size for a pipe supplying two or more bathrooms is 1”, P2903.7. Update the ¾” supply line.
3. Show a single electrical service to the property, NEC 230.2 & E3601.2. Show the service panel relocated to the Guest House (Sleeping Quarters) and new feeder to the existing dwelling.

STRUCTURAL PLANS:

1. Provide a complete braced wall (BW) design (West Wall), R602.10 include:
a. Braced wall panel within 10’ of each end and no more than 20’ between edges.
b. Minimum total length of bracing determined by method and wall line spacing, Table R602.10.3(1).

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

PLUMBING PLANS:

1. Remove the meter notation next to the shut-off valve as the water meter is located at the property line, P2602.1.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A one bedroom dwelling less than 1500 SF requires a 30 CFM continuous setting. Identify the continuous rated fan device or fresh air system.

ELECTRICAL PLANS:

1. TEP usually requires the service panel on the property at the closest building to the service transformer. Provide an electrical riser diagram, E3403. Provide a Riser Diagram with a relocated service panel and feeder sized for the existing building, NEC 225.30 and E3403.
2. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. Circuit #2 is used outside of the bathroom, therefore provide a new circuit.
3. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #15.

OUTDOOR LIGHTING CODE

1. Update the Outdoor Lighting Calculation; show the unshielded limit for area E3 with 11,000 lumens per acre. This was changed from 12,000 with the latest code addition.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans.
